REGENERATION OF DILLON BRIDGE ARCHES, DILLON BRIDGE, CARRICK ON SUIR, CO. TIPPERARY (PROTECTED STRUCTURE - REFERENCE NO. RPS 1.29).

The proposed development consists of;

  1. the change of use of the two existing arches under Dillon Bridge from storage units to a recreational, retail, commercial and community facility incorporating a reception area, kitchenette, public toilet facilities, shower facilities, changing room and storage lockers
  2. alterations to a protected structure including the removal of existing infill masonry construction to arches to be replaced with a new metal clad shopfront, the enlarging of an existing window opening to form a doorway to the rear laneway and the removal of existing concrete floor slabs to be replaced with a new insulated limecrete floor.
  3. the erection of signage associated with use of units
  4. modification to previously granted public realm regeneration plan to Barrack Lane (L27018-1) including the proposed realignment of pedestrian pathway and vehicular carriageway to form external area outside the arches and installation of 2nr. Guardings adjacent to the entrance of the arches.
  5. all associated site works.

 

The proposed development consists of the carrying out of works which would materially affect the character of a protected structure. An Architectural Heritage Impact Statement has been prepared to accompany this Part VIII application.

The development has been the subject of an Appropriate Assessment screening in accordance with Article 6(3) of the

EU Habitats Directive (Directive 92/43/EEC) and Article 250(1) of the Planning and Development Regulations 2001, as amended. The Appropriate Assessment screening concluded that the proposed development would not be likely to give rise to significant or indeterminate impacts on any Natura 2000 site.

In accordance with Article 120(1)(a) of the Planning and Development Regulations 2001, as amended, the Planning Authority has carried out a preliminary examination of nature, size and location of the proposal, and has concluded that there is no real likelihood of significant effects on the environment arising from the proposed development, and an EIA is not required.

Plans and particulars of the proposed development, including Appropriate Assessment Screening report and EIA Screening report will be available for inspection or purchase at a fee not exceeding the reasonable cost of making

a copy at: -

during 9.30 am- 4.30 pm Monday to Friday for a period from Wednesday the 10th of June 2026 to Thursday the 9th of July 2026 (excluding bank holidays).

Submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the development will be situated, may be made in writing to:
